Overview

In this role you will conduct detailed title and real estate research to verify land rights for existing facilities and utility infrastructure. You will collaborate with Real Estate, engineering, and external vendors to validate ownership, easements, and related rights. You will also mentor junior team members and support improvements to research processes and documentation. This position offers remote work with some onsite meetings and a chance to influence acquisitions and property strategy in a major energy and utilities setting. You will apply real estate law knowledge and leverage mapping and engineering records to drive accurate, timely outcomes.

Responsibilities
  • Perform detailed title and real estate research to identify, verify, and document land rights for facilities and infrastructure
  • Research ownership, easements, deeds, rights-of-way, plats, surveys, and legal descriptions in property records
  • Review historical and current records to confirm appropriate property rights for utility assets
  • Apply real estate law and engineering documentation to support acquisition-related projects
  • Interpret maps, plats, surveys, and documentation to validate land rights and property information
  • Use research systems and databases to locate and document property information
  • Provide guidance, training, and oversight to Research Specialist I and vendor personnel
  • Communicate findings to Real Estate professionals, project teams, engineering partners, vendors, and stakeholders
  • Maintain accurate records and ensure documentation is captured in applicable systems
  • Document and standardize research processes to maintain data integrity
  • Manage multiple priorities and adapt to changing project needs
Key requirements
  • 2+ years in title research, real estate research, land rights, right-of-way, surveying, or related area
  • Experience researching properties, easements, rights-of-way, or utility infrastructure
  • Ability to interpret deeds, easements, plats, surveys, and property records
  • Working knowledge of real estate concepts and real estate law
  • Strong research, documentation, analytical, and problem-solving skills
  • Ability to work independently and manage multiple assignments in a fast-paced environment
  • Strong written and verbal communication skills
  • Associate's degree in related discipline (see required_education) or equivalent
  • Valid driver's license
  • Ability to obtain Notary Public status in the first year
