Overview As a Land Manager, you will own the full lifecycle of land acquisition across the Midlands, working within a high-performing land team to source, appraise, negotiate, and secure sites for our developments. You collaborate with Architects, Planners, Legal, Commercial and Construction teams to convert opportunities into offers and exchanges, supporting regional strategy and team growth. This is a fast-moving, influential role that drives our expansion in the retirement housing market. You'll travel to target towns, lead appraisals, and mentor junior colleagues while shaping our land acquisition approach.

Responsibilities- Investigate opportunities through an extensive network of contacts
- Identify sites directly through targeted marketing
- Perform desktop research, data analysis and use Land Insight
- Visit target towns in person for site assessment
- Carry out site appraisals, create reports and proposals
- Manage the offer and negotiation process
- Support and guide Land Buyers and Land Coordinators by sharing knowledge
- Collaborate with Land Director and wider team to formulate regional land acquisition strategy
- Support expansion to double sales output within the region
Key requirements- Experienced Land Manager or Senior Land Buyer seeking next step
- Proven ability to manage end-to-end land process from identification to contract exchange
- background in property sector across various sectors (residential not required)
- Valid UK driving licence and willingness to spend time out of office
