Overview In this role you will lead land development and entitlement efforts to expand AWS's data center network in the U.S., partnering with landowners, developers, and government entities. You will coordinate multi-disciplinary teams to assess site feasibility and deliver best-in-class, market-ready plans. The position blends strategic thinking with hands-on negotiation and stakeholder management to support sustainable growth and community alignment. You will work cross-functionally to refine master plan design principles and drive complex contract negotiations, all while traveling as needed. Responsibilities- Lead land development efforts on new projects and manage entitlement processes
- Cultivate local government relationships and participate in meetings/hearings
- Assemble and lead teams of vendors and consultants to evaluate site feasibility
- Form strategy for required infrastructure improvements
- Contract and manage internal/external design and development partners
- Lead multiple complex contract negotiations
- Assist in developing site plans aligned with market conditions
- Collaborate cross-functionally with Design Engineering, Legal, Economic Development, Risk & Resiliency, Public Policy, Construction and Capacity Planning
- Contribute to continuous improvement of AWS master plan design principles, BOD, and entitlements best practices
- Travel as required
Key requirements- Bachelor in Engineering
- 6+ years of Real Estate development experience (land acquisition, due diligence, design, development, build to suit, lease)
