Overview In this role you drive the on-site performance of real estate assets by aligning client goals with property operations. You collaborate with senior management and ownership to maximize value while delivering proactive service and timely reporting. You lead budgeting, vendor management, and staff performance to meet objectives, and you implement programs that exceed client expectations. This position blends client relationship management with operational excellence to sustain profitability and safety across the portfolio.
Responsibilities- Strengthen owner relationships through proactive responsiveness to needs
- Assist senior management and ownership in defining asset goals and objectives
- Develop and implement recommendations to maximize property value within owner objectives
- Prepare and present timely reports to staff and clients
- Create upgrades to services to exceed client expectations
- Develop staffing plans and onboard staff; promote continuous education
- Own the annual operating budget and monthly financial reporting package
- Review and approve lease reconciliations and estimates
- Set on-site staff performance goals and conduct evaluations
- Develop resource plans to deliver projects on time and within budget
- Prepare lease abstracts and oversee final document outputs
- Oversee service contracts, vendor negotiations, and contract compliance
- Review site payables/receivables and supervise accounting outputs
- Visit sites weekly to review policies, performance, and invoices
- Conduct quarterly property inspections and long-range planning
- Ensure fire, life safety, and safety program compliance
- Maintain a positive internal and external image
- Perform other duties as assigned
- Provide input to proposal efforts and help develop outstanding service programs
- Collaborate to ensure properties operate as profitable assets for ownership
- Support market surveys, pricing recommendations, and leasing objectives
Key requirements- Bachelor's degree in business or related field
- RPA and CCIM or CPM certification required
- Minimum 8 years of property operations experience
- Knowledge of leasing and construction management
- Responsible for a portfolio of three or more projects with direct reports
- Valid real estate license in applicable states
