Overview As Property Controller, you will manage full-cycle property accounting for assigned assets in a Manhattan setting, ensuring GAAP compliance and accurate reporting. You'll partner with property managers and leasing teams to drive sound financial oversight and decisions. The role focuses on budgeting, cash flow, capex tracking, and strong internal controls to safeguard assets. You will influence senior management with financial insights that support growth and efficiency. This is a hands-on, leadership-heavy position in a private real estate firm with a clear impact on portfolio performance.
Responsibilities- Oversee full-cycle property accounting (AP, AR, payroll, GL, reconciliations)
- Prepare and review financial statements in line with GAAP and internal policies
- Develop and monitor property budgets, forecasts, and cash flow projections; analyze variances
- Manage capital expenditure accounting, including project tracking, draw requests, and reconciliation
- Implement and maintain internal controls to safeguard assets and ensure accurate reporting
- Coordinate with property managers, leasing teams, and external service providers on financial matters
- Support audits, tax filings, and regulatory reporting for properties and related entities
- Provide financial insights and reports to senior management highlighting trends, risks, and opportunities
- Mentor and supervise accounting staff, providing training and performance guidance
- Identify and implement process improvements to enhance efficiency, accuracy, and scalability
Key requirements- 6+ years of relevant experience
