Overview As Director of Leasing & Revenue you will lead leasing strategy and revenue performance for a national residential portfolio, with emphasis on new development lease-ups. You will shape pricing, concessions, and go-to-market plans, working with asset management, development, marketing, and operators. Responsibilities- Set leasing strategy for new development deliveries, including velocity, occupancy, rent, concessions, and revenue targets
- Define pricing recommendations, concessions, and execution plans with asset managers and third-party operators
- Monitor preleasing metrics and adjust leasing tactics to mitigate risks and capture opportunities
- Lead revenue management efforts-analyze rent performance, renewals, and market conditions to inform budgets and plans
- Evaluate leasing funnel and marketing effectiveness; align campaigns with revenue and leasing objectives
- Provide market intelligence and development input; participate in Red Team Reviews and influence go/no-go decisions
- Produce concise, data-driven portfolio reports for senior leadership and investors; support site visits and market tours
- Coach and develop the Assistant Director; establish KPIs, workflows, and accountability
- Foster cross-functional collaboration across asset management, development, marketing, operations, and investment teams
Key requirements- 10+ years in leasing, revenue management, asset management, or related real estate functions
- Proven ability to guide leasing and revenue performance across multiple assets including new developments
- Deep understanding of leasing strategy, pricing, concessions, marketing effectiveness, and execution
- Experience working with third-party property management companies and directing operator performance
- Strong analytical and market research skills; ability to assess supply, demand, and rent trends
- Experience supporting rental income budgets, business plans, underwriting assumptions, and leadership reporting
- Advanced proficiency in Excel and PowerPoint; strong presentation development
- Strong written and verbal communication; ability to translate data into insights
- Ability to influence cross-functional stakeholders and manage competing priorities
