Position Summary
Red Rock Title & Settlements, LLC is hiring a Title Processor to move residential real estate files from order to clear-to-close. You will open files, order and review title work, clear requirements, collect payoffs and figures, and keep lenders, agents, and clients informed so every closing happens on time and without surprises.
Red Rock Title is an attorney-owned title and settlement company in Fredericksburg, Virginia, affiliated with Red Rock Law Group, PLLC. We handle purchases, refinances, cash transactions, family transfers, and estate-related conveyances. You will work alongside our settlement agents, closers, and attorney staff.

• Send opening packages and welcome communications to buyers, sellers, borrowers, lenders, and agents
Title work
• Order title searches and abstracts in Virginia and other states where we write; follow up until received

Closing preparation
• Coordinate with the lender on Closing Disclosure balancing and issue settlement statements for review

• Track contract and loan deadlines so files are clear-to-close before settlement
Post-closing
• Submit deeds, deeds of trust, and releases for recording; track and correct rejections
• Confirm payoffs are received and lien releases are obtained and recorded
• Issue final title policies and close out files
Communication and compliance
• Provide proactive status updates to all parties; return calls and emails within one business day
• Follow the firm's Wire Instruction Security Policy and IT Policy: verify wire instructions by phone using known numbers and never accept changes by email alone
• Protect nonpublic personal information and follow ALTA Best Practices and underwriter guidelines

• Virginia title experience, including probate-related and estate conveyances
• Virginia title insurance agent license, or willingness to obtain one within 90 days of hire
• Experience with HOA/condo resale documents and Virginia recording requirements

• Exceptional attention to detail: you catch the misspelled name, the missing release, and the wrong parcel number
• Manages a high-volume pipeline of files at different stages without dropping deadlines
• Clear, courteous written and phone communication with clients, agents, and lenders
• Comfortable with technology: Qualia, Microsoft 365, e-recording portals, and lender portals
