Position Overview

The Building Engineer is responsible for helping maintain the safe, reliable, and efficient operation of building systems, including mechanical, electrical, and plumbing (MEP) equipment. This role is well suited for a hands-on professional with general building maintenance experience who can troubleshoot issues, perform preventive maintenance, and assist with more advanced repairs with minimal supervision.

The Building Engineer works closely with tenants, internal teams, and senior engineering staff to address maintenance needs, maintain accurate service records, support facility operations, and assist with emergency situations as they arise.

Responsibilities

  • Perform scheduled and preventive maintenance on building equipment, including HVAC systems, pumps, motors, exhaust fans, and air handling units.
  • Troubleshoot mechanical and electrical issues and complete minor repairs involving lighting ballasts, outlets, circuit breakers, switches, and small motors.
  • Assist with plumbing maintenance and repairs, including clearing clogged drains, fixing leaking faucets and toilets, servicing flush valves, and replacing pipes or plumbing fixtures as necessary.
  • Replace HVAC filters, inspect thermostats, and identify and report heating, ventilation, and air conditioning performance issues.
  • Assist senior technicians with inspecting, testing, and adjusting building system controls and sensors.
  • Monitor and operate HVAC equipment through the Building Management System (BMS) and communicate irregularities or system concerns to senior engineering personnel.
  • Perform routine building inspections and walkthroughs to identify maintenance needs and address potential issues before they escalate.
  • Complete general building repairs involving doors, windows, ceiling tiles, walls, furniture, and other interior components.
  • Conduct routine inspections and maintenance of fire safety equipment and emergency lighting systems.
  • Assist in the operation and upkeep of elevators, sump pumps, boilers, and basic refrigeration equipment, as applicable.
  • Respond to tenant maintenance requests in a timely manner and provide courteous, professional customer service.
  • Enter service requests, maintenance activities, and completed work into the computerized maintenance management system (CMMS) or other designated tracking platform.
  • Comply with established building safety protocols, including lockout/tagout procedures, confined-space requirements, personal protective equipment (PPE), and ladder safety.
  • Participate in building inspections, regulatory compliance activities, and emergency preparedness drills.
  • Promptly notify supervisors of hazardous conditions, equipment failures, or other safety and operational concerns.
  • Maintain detailed records of completed maintenance activities, including labor hours, materials, and parts used.
  • Identify, document, and communicate maintenance issues requiring additional attention, escalation to senior technicians, or assistance from external contractors.
  • Monitor and maintain adequate supplies of tools, equipment, and routine maintenance materials.

Requirements

  • High school diploma or GED required; an associate degree or technical degree in a related discipline is preferred.
  • Valid certification in HVAC, electrical, or mechanical systems.
  • Ability to lift up to 50 pounds, climb ladders, and safely work at heights and in confined spaces.
  • Ability to work in varying indoor and outdoor environments and conditions.
