About the Position
We are seeking a dependable, experienced, hands-on RV Park & Property Manager to oversee the day-to-day operation and general condition of a privately owned property in Barstow, California.
The property includes a 22-space RV park, two one-bedroom apartments, two small commercial buildings, and the surrounding grounds.
The manager will assist residents and guests, coordinate move-ins and move-outs, maintain rental and utility records, inspect the property, assist with basic RV hookups, monitor buildings and grounds, and report maintenance and safety concerns to ownership.
This is a live-on-site position requiring residence at the property. The manager's duties, expected work schedule, days off, and any on-call responsibilities will be established in advance and documented in the employment agreement.
The position requires previous experience in RV park management, campground management, mobile home park management, property management, or a similar field.
Responsibilities
RV Park and Resident Management
Assist with the daily operation of the 22-space RV park.
Welcome new residents and guests.
Coordinate move-ins, move-outs, and resident communications.
Collect and record rent, deposits, and applicable utility charges.
Maintain accurate resident, site, payment, and rental records.
Communicate park rules and address resident concerns professionally.
Keep ownership informed of significant operational, resident, and maintenance issues.
Help maintain a clean, safe, and welcoming environment.
Property Inspections and Monitoring
Walk and inspect the property regularly, including the RV park, buildings, and grounds.
Check vacant buildings for visible damage, leaks, vandalism, security concerns, and maintenance needs.
Identify and report observed or reported issues involving roofs, plumbing, electrical systems, utilities, fencing, gates, and other property features.
Determine when maintenance concerns should be referred to a contractor or qualified professional.
Report conditions that may require prompt attention.
Groundskeeping and General Upkeep
Pick up litter and debris as needed.
Help control weeds and unwanted vegetation using approved methods.
Monitor the condition of common areas, access routes, and outdoor spaces.
Report larger repairs and maintenance needs to ownership.
RV Hookups and Utilities
Help residents locate their assigned sites.
Assist with basic RV water, sewer, and electrical hookups within the manager's training and qualifications.
Report unsafe or defective connections and refer electrical, plumbing, or other specialized work to qualified professionals as appropriate.
Read and record electric and/or water meters according to the established schedule.
Maintain accurate site-specific meter records.
Report unusual consumption, suspected leaks, and other utility concerns.
Assist with documenting utility charges when applicable.
Records and Communication
Maintain organized records using basic computer applications and email.
Document work performed, inspections, resident issues, and maintenance concerns.
Communicate significant problems and operational updates to ownership in a timely manner.
Required Qualifications
Previous experience in RV park management, campground management, mobile home park management, property management, or a similar field.
Strong customer service and communication skills.
Ability to work independently and exercise sound judgment.
Cash-handling experience.
Good organizational and recordkeeping skills.
Basic computer and email proficiency.
Ability to perform appropriate outdoor and hands-on tasks.
Ability to read and accurately record utility meters.
Willingness to reside on-site as a condition of the position.
Preferred Qualifications
Experience working with RV residents or tenants.
Familiarity with RV electrical, water, and sewer hookups.
Basic plumbing, electrical, maintenance, or groundskeeping experience.
Experience monitoring multiple buildings or an extended property.
On-Site Housing, Work Schedule, and Availability
On-site housing consisting of an RV space and specified utilities will be provided as a benefit under a separate written agreement, subject to applicable law.
The employment agreement will specify the expected work schedule, duties, days off, procedures for responding to resident requests, and any on-call periods.
Living on-site does not, by itself, require the manager to remain continuously available or on duty. The manager may leave the property during off-duty time unless a specific, agreed-upon work assignment or on-call period applies.
