Overview

In this role, you will conduct detailed title and real estate research to verify land rights for existing facilities and utility infrastructure, supporting acquisition projects. You will work with Real Estate, engineering, and vendors to ensure accurate records and clear documentation. The position offers growth toward a senior role with mentoring responsibilities and the chance to improve research processes in a fast-paced, mainly remote environment.

Responsibilities
  • Perform detailed title and real estate research to identify, verify, and document land rights for facilities and infrastructure
  • Research ownership, easements, deeds, rights-of-way, plats, surveys, and legal descriptions from property records
  • Assess historical and current records to confirm appropriate property rights for utility assets
  • Apply real estate law and engineering documentation to answer research questions and support acquisitions
  • Interpret maps, surveys, and plats to validate land rights and property information
  • Use research systems/databases to locate and document property information
  • Provide guidance and technical oversight to Research Specialist I and vendor personnel
  • Communicate findings to Real Estate professionals, project teams, engineers, vendors, and stakeholders
  • Maintain accurate records and ensure documentation is captured in systems
  • Help document and standardize research processes to maintain data integrity
  • Manage multiple priorities and adapt to changing project needs
Key requirements
  • 2+ years of related experience in title or real estate research, land rights, right-of-way, surveying, utilities, or related area
  • Experience with title research on existing properties, facilities, easements, or utility infrastructure
  • Ability to interpret deeds, easements, plats, surveys, and property records
  • Working knowledge of real estate concepts and real estate law
  • Strong research, documentation, analytical, and problem-solving skills
  • Ability to work independently and prioritize multiple tasks in a fast-paced environment
  • Strong written and verbal communication skills
  • Valid driver's license
  • Ability to obtain Notary Public status within the first year of employment
