Overview As Marketing Manager for the Division, you shape the marketing strategy to generate qualified leads and meet net sign-up targets. You lead the marketing team, collaborate with Division leadership, and oversee budget and performance analytics to drive ROI. You balance paid, owned, and earned media to tell compelling messages across channels. You'll partner with interior design and corporate communications to align local initiatives with broader brand goals. This role offers influence across markets, a focus on growth, and a chance to impact homebuyers in multiple communities.
Responsibilities- Lead Marketing planning, efforts and execution for the Division
- Oversee and manage Marketing Team direct reports
- Collaborate with Division leadership on strategy, results, and CTAs/offers
- Analyze business problems and recommend marketing strategies and tactics
- Manage paid, owned and earned media messaging across channels
- Monitor marketing performance against objectives; analyze ROI and adjust plans
- Produce weekly and monthly KPI reports for leadership
- Develop and approve annual marketing and media budget with corporate planning
- Manage Division budget with quarterly updates on brand & community investments
- Set lead goals by brand & community to meet net sign-up targets; monitor progress
- Develop marketing communications plans including priorities, ad support, and message/offer strategy
- Coordinate with Division personnel on new community setups to meet milestone dates
- Act as primary contact for Pulte Interior Design
- Collaborate with corporate communications on local PR needs
- Monitor competitors and local marketing activity
- Adapt to timeline and priority changes; communicate effectively with leadership
- Present to Division/Area leadership, with ability to speak off-script when needed
Key requirements- 5-7 years in marketing communications/planning
- Home building and/or real estate industry experience preferred
- Understanding of advertising law as applied to homebuilding
- Ability to shift between strategic and tactical work
- Experience aligning marketing mix with key messages
- Experience establishing and managing a budget
- Strong problem-solving, data collection and analysis skills
- Strong oral and written communication skills
