Overview In this role you will lead cost management and quantity surveying for a portfolio of Seattle projects, ensuring client objectives are met across the project lifecycle. You will work with clients and stakeholders to provide accurate estimates, cost plans, and commercial advice, balancing design and construction priorities. You'll influence decisions through value engineering and cost data, while mentoring teammates and upholding project controls. Responsibilities- Estimate and negotiate change orders throughout the construction lifecycle
- Provide estimate and cost planning, including final cost plan presentation
- Review cost estimates with design services team and general contractor
- Reconcile changes and verify contractor data accuracy
- Gather status information to update cost estimates and prepare executive summaries
- Coordinate all sources of cost information from NPA, subs, and A/Es
- Inform engineering priorities based on cost impact
- Proactively resolve scheduling issues with minimal supervision
- Manage cost checks, valuations, and post-contract variances
- Oversee cost impact/contingency tracking and funding data presentations
- Develop cost plans through design phases and present updates at milestones
- Contribute commercial input to design optioneering and value engineering
- Review contractor/subcontractor pricing and lead client-facing negotiations
- Conduct quantity surveying, cost controls, and change management across projects
- Ensure post-contract variances and change control are effectively managed
- Maintain cost auditing/validation processes and monthly client cost reports
- Negotiate and finalize final accounts in a timely manner
- Compile built cost estimates for benchmarking
- Identify, coach and mentor talent and drive leadership in delivery
Key requirements- Bachelor's degree in construction management, cost management, quantity surveying, engineering or related field
- Minimum 5-7 years of cost management experience in construction
- RICS accreditation or progress towards it (preferred)
- Experience leading cost management on medium to large, high-complexity projects
- Construction consultancy experience strongly preferred
- Strong knowledge of procurement routes, value management, and value engineering
