Forge Construction is the in-house general contractor for Denton Floyd Real Estate Group, building ground-up multifamily, senior living, and industrial projects across the Louisville and Southern Indiana region. Because Forge builds for its own development, ownership, and property management teams, our superintendents see the full life of a building - from the first site meeting through move-in and warranty.
The Superintendent is the on-site leader responsible for delivering a project safely, on schedule, within budget, and to Forge's quality standards. This role runs the field from mobilization through certificate of occupancy and turnover on small-to-mid-size projects, or owns a defined building or phase on larger, multi-building sites. The Superintendent directs trade partners, drives the schedule, manages quality and safety, and partners closely with the Project Manager, Vector Design Group, and DF Property Management to hand over buildings that are ready to lease and operate.
Schedule & Field Execution
Own the day-to-day field schedule; build and run 3-week look-aheads tied to the master schedule and hold trades accountable to milestones.
Plan site logistics, sequencing, laydown, deliveries, and crane/equipment use to keep work flowing and the site organized.
Run weekly subcontractor coordination meetings and daily huddles; resolve field conflicts before they become delays.
Identify schedule risk early and bring recovery plans to the Project Manager and Senior Superintendent.
Trade Partner Management
Direct and coordinate all trade partners on site, enforcing scope, manpower commitments, and workmanship standards.
Verify work in place for pay application review and document delays, damages, and back-charge conditions.
Build productive, professional relationships with trade partners while holding a high bar on performance.
Safety
Lead Forge's safety program on site: daily inspections, toolbox talks, site-specific safety plans, and new-worker orientation.
Stop unsafe work, correct hazards immediately, and complete incident reporting and investigations promptly.
Ensure OSHA compliance and that trade partners maintain required Competent Persons, training, and PPE.
Quality Control
Execute Forge's QA/QC program, including pre-installation meetings, first-work-in-place reviews, and mock-up approvals.
Coordinate municipal, third-party, and special inspections; maintain inspection logs and close out deficiencies.
Review drawings and specifications ahead of the work to catch constructability issues and coordinate RFIs with the PM and Vector Design Group.
Documentation & Communication
Maintain accurate daily reports, photos, manpower logs, and meeting minutes in Procore.
Keep the Project Manager, Project Executive, and development team informed on progress, risks, and changes in the field.
Host owner, lender, and inspector site walks professionally, representing Forge and Denton Floyd well.
Closeout & Turnover
Drive punch lists to completion and manage unit and building turnover to DF Property Management or Triple Crown Senior Living.
Secure certificates of occupancy and coordinate commissioning, O&M manuals, attic stock, and closeout documentation.
Support warranty response and lessons-learned reviews after turnover.
Leadership
Mentor and develop Assistant Superintendents and field staff; model Forge's standards for safety, quality, and accountability.
Requirements
Required
5+ years of construction field experience, including at least 2 years as a Superintendent or lead Assistant Superintendent running work on site.
Experience on wood-frame or podium multifamily, senior living, or comparable commercial/residential projects.
Ability to read and interpret construction drawings, specifications, and schedules.
Working knowledge of building codes, inspection processes, and construction means and methods.
Proficiency with Procore (or comparable construction management software), Microsoft Office, and mobile field tools.
Valid driver's license and reliable transportation for travel between project sites.
Preferred
Experience delivering ground-up projects in the Louisville / Southern Indiana market.
Bachelor's degree or technical training in Construction Management, Engineering, or a related field.
Experience with multi-building or phased sites and phased unit turnover.
Scheduling software experience (e.g., Primavera P6 or Microsoft Project).
