Overview In this role you will manage an assigned store portfolio to minimize lease expenses and protect profitability. You will direct outsourced lease negotiators and brokers across diverse real estate transactions, track assets and savings, and collaborate with Landlords, Attorneys and internal teams. You will influence renewal strategy, market value assessments, and store priority within the Network Plan. This position offers the chance to drive revenue growth through innovative real estate programs while shaping the store base strategy.
Responsibilities- Manage lease renewals and extensions per corporate strategy
- Direct and coach outsourced reps; review negotiation strategy and market value
- Obtain approvals for approaches and targets; research appraised values and tax information
- Negotiate leases and amendments; handle large agreements with counsel
- Coordinate renewals and store closures with cross-functional teams
- Market properties for sale; monitor marketability and opportunities
- Drive revenue through alternative real estate programs; collaborate with brokers and partners
- Create guidelines and training materials; manage external partners and contracts
- Track activities, report progress, and ensure timely completion of transactions
- Contribute to planning for relocations/rebuilds and capital improvements
Key requirements- Bachelor degree in any field or equivalent experience
- 10+ years of relevant work experience in retail/commercial real estate
- Expert knowledge of real estate contracts
- Strong project management and data tracking capabilities
- Strong financial skills; ability to evaluate program/ deal viability
- Deep knowledge of market values across real estate spectrum
