Construction Project Manager - Multi-family developer

Overview

As Construction Project Manager for multi-family developments, you oversee projects from pre-construction to closeout to ensure on-time delivery, budget adherence, and quality and safety compliance. You'll coordinate schedules, contracts, site operations, and stakeholder communications within a collaborative team. You'll tackle risk, manage procurement and permits, and lead on-site teams to deliver 40-80 unit projects. This role is a hands-on opportunity to shape residential developments and uphold high standards across sites.

Responsibilities
  • Lead all phases of construction projects for multi-family developments from pre-construction to closeout
  • Develop, monitor, and align project schedules; coordinate subcontractors to meet milestones
  • Oversee on-site operations, ensure compliance with codes, quality standards, and safety
  • Prepare, manage, and track budgets and costs; perform cost estimation and suggest value engineering
  • Conduct risk assessments; implement mitigation to protect schedule and budget
  • Negotiate contracts with subcontractors and suppliers; manage procurement and material delivery
  • Enforce quality control; conduct inspections and implement corrective actions
  • Coordinate permitting and inspections; maintain documentation and safety compliance
  • Serve as primary liaison for owners, architects, engineers, and subcontractors; lead progress meetings
  • Mentor on-site teams and foster a collaborative, productive work environment
  • Manage closeout activities including punch lists, final inspections, turnover docs, and warranties
Key requirements
  • 5+ years of proven construction project management experience, ideally in multi-family residential development
  • Site management, scheduling, budget management, cost estimation, and procurement experience
  • Strong knowledge of building codes, OSHA safety regulations, and quality control
  • Experience with contract negotiation and subcontractor management; risk assessment experience
  • Proficiency with construction management and scheduling tools (Procore, MS Project, Primavera) and MS Office
  • Excellent leadership, communication, and stakeholder management skills
  • PMP, CCM, or OSHA 30 certifications are a plus
  • Reliable transportation and willingness to travel between sites
