Overview In this role, you will lead the end-to-end management of Morgan Stanley's affordable housing private equity portfolio, shaping product strategy and portfolio oversight. You work with fund managers, sponsors, and governance bodies to ensure disciplined execution, risk control, and strong performance aligned with the firm's community development mission. You will influence investment decisions across origination, underwriting, closing, asset management, and exits, delivering measurable community impact. This role combines strategic leadership with hands-on portfolio stewardship in a complex, regulated environment.

Responsibilities- Define and oversee the affordable housing private equity product strategy and portfolio framework, including origination priorities, guidelines, targets, and exit plans
- Lead sourcing and evaluation of new opportunities, assessing managers, markets, structures, returns, community impact, and strategic fit
- Oversee due diligence, underwriting, financial analysis, market review, and transaction materials for new investments and follow-ons
- Present opportunities, portfolio updates, risk matters, and strategic recommendations to governance forums
- Act as primary relationship manager for fund managers, developers, sponsors, and external partners with strong communication and accountability
- Manage post-closing portfolio oversight, asset reviews, compliance monitoring, performance analysis, capital accounting, distributions, valuation support, and watchlists
- Monitor performance against underwriting expectations, regulatory requirements, and CRA objectives
- Represent Morgan Stanley on fund advisory boards and governance bodies, advising on consents, amendments, and portfolio matters
- Partner with risk stakeholders to ensure controls, approvals, reporting, and issue resolution
- Lead and develop staff supporting affordable housing private equity products, promoting execution standards and rigorous portfolio management
Key requirements- Deep knowledge of affordable housing finance, LIHTC investments, multi-family underwriting, asset management, and portfolio risk management
- Strong financial modeling, valuation, credit analysis, cash flow forecasting, and performance assessment skills
- Proven ability to evaluate complex transactions, identify risks, mitigate, and recommend investments
- Excellent written and verbal communication for senior management and governance audiences
- Strong relationship management and negotiation skills with fund managers, developers, sponsors, legal counsel, and control partners
- Highly organized, detail-oriented, capable of managing multiple priorities in a complex institutional setting
- Advanced proficiency in Excel, PowerPoint, Word; familiarity with portfolio reporting systems, investment databases, and data visualization tools
- 15+ years of relevant experience across affordable housing finance, private equity, multi-family real estate investment, asset management, credit, or portfolio management
- Experience across full lifecycle investments (origination to exits) and with public sector financing and regulatory frameworks (LIHTCs, HUD/FHA, tax-exempt bonds, state/local programs)
- Established relationships with developers, fund managers, lenders, investors, and public agencies preferred
- Experience leading teams and managing senior stakeholder relationships in a regulated financial institution
