Overview

In this Property Manager role, you guide leasing, marketing, and facilities operations across a student housing property to meet ACC standards. You lead and develop a team, collaborate with university partners, and advocate for improvements that boost asset value. You actively manage resident experience, vendor relations, and budget performance while shaping a positive work culture. This role offers impact through capital projects, cross-functional collaboration, and hands-on operations leadership.

Responsibilities
  • Direct leasing, marketing, and facilities operations to meet standards and drive performance
  • Recruit, hire, train, coach, and develop direct reports; foster a positive workplace
  • Conduct performance evaluations and coordinate compensation with HR
  • Develop and execute measurable action plans for leasing, marketing, and operations
  • Set goals and succession plans; cross-train for operational flexibility
  • Oversee Service Manager for maintenance and curb appeal; ensure preventive maintenance
  • Oversee Resident Experience Manager (if applicable) for resident communications, admin, collections, and evictions
  • Attend resident events; resolve escalated resident concerns
  • Manage property performance against budget, optimize revenue, and minimize controllable expenses
  • Lead property communications to align with goals; implement safe-work policies
  • Coordinate with University partners and support teams to resolve escalations
  • Maintain key control oversight
  • Perform other duties as assigned by manager
  • Supervise hiring, training, and performance; manage workflow and on-time execution
  • Coach and develop team across multiple functions to ensure project completion
  • Attend events and liaise with university partners to support initiatives
  • Drive capital improvements proposals to maximize asset value
  • Advocate for a positive, inclusive work culture and accountability
Key requirements
  • 3 years' leadership experience in student or multi-family housing or similar industry
  • Bachelor's degree in business or relevant field preferred
  • Experience in leasing and marketing, customer service, facility management, budgeting, supervision, business administration, public relations, residence life
