Overview As an Investment Associate in PGIM Real Estate, you will support debt originations across construction, mezzanine, and preferred equity structures. You'll work with a collaborative team to analyze CRE debt opportunities and contribute to closing processes. Your work will shape investment decisions, risk assessment, and market analysis to support disciplined growth. Responsibilities- Analyze and underwrite CRE debt opportunities focused on structured debt (construction, mezzanine, preferred equity)
- Develop cash flow models, Argus models, sensitivity analyses, rent roll reviews, and waterfall calculations
- Prepare Investment Committee memoranda with market research and risk analysis
- Assess economic, market, legal, and political factors by geography for investments
- Assist senior staff in due diligence and closing processes for originations
- Support loan-level financings, appraisal review, and coordination with related groups
Key requirements- Bachelor's degree in Finance, Real Estate, or related discipline
- 3+ years of commercial real estate experience
- Knowledge of real estate terms (net/gross leases, NOP, cap rates, etc.)
- Understanding of finance concepts (IRR, NPV, DCF)
- Advanced Microsoft Excel
- Strong quantitative and analytical skills
- Ability to work independently and in teams with attention to detail
