Responsibilities- Ensure portfolio performance meets financial and operational targets through analysis and action planning.
- Collaborate with Community Managers to optimize operational and financial results.
- Partner with regional support leaders to boost asset and team performance.
- Lead local and national operational initiatives and ensure protocol adoption.
- Oversee budgets and ensure targets are met or exceeded.
- Prepare and present property performance and market trend reports to ownership and leadership.
- Foster positive tenant relationships and address concerns promptly.
- Implement tenant retention programs to reduce turnover and vacancies.
- Coordinate with leasing to implement effective marketing and achieve occupancy goals.
- Oversee maintenance programs and regulatory compliance.
- Ensure properties meet brand and owner standards through inspections and capital planning communication.
- Implement preventive maintenance to extend asset life.
- Monitor local, state, and federal regulations and ensure compliance.
- Identify risks and secure appropriate insurance coverage.
- Conduct market research to identify improvement opportunities and stay ahead of trends.
Key requirements- Bachelor's/Master's degree in Business, Real Estate, or related field (preferred).
- 3+ years of relevant leadership experience with diverse properties.
- Proficiency with property management software (Yardi and/or Real Page) and MS Office.
- Strong financial acumen and analytical skills.
- Excellent communication and team management abilities.
- Solid knowledge of real estate laws, regulations, and market trends.
- Ability to manage stakeholder relationships.
- Real estate license in specific markets (required or preferred).
- Industry certifications (e.g., CPM, CAPS, CAM) preferred.
