Overview In this role you will oversee maintenance and grounds upkeep across the property, ensuring high-quality service and safety. You will lead a maintenance team, manage work orders, and coordinate with vendors to meet standards. The position supports resident satisfaction and property appearance, with on-call duties and weekend availability. Responsibilities- Lead and train all Maintenance Team Members
- Manage vendor negotiation, scheduling, and contracting
- Oversee Turn and Make Ready process; inspect units for Move-In readiness
- Perform regular health and safety inspections of the property
- Maintain work order system and ensure timely completion
- Coordinate with General Manager on maintenance and curb appeal issues
- Respond to emergencies per policies and procedures
- Hold daily meetings to review work orders and priorities
- Set cleanliness and appearance standards for buildings and common areas
- Periodically inspect contractors' work for quality and compliance
Key requirements- At least 3 years of apartment or hospitality maintenance experience
- 2-3 years of team management experience
- HVAC I and II Certification required
- Mechanical background preferred
- Valid driver's license with good driving record and proof of insurance
- Strong organizational, interpersonal, leadership, and basic computer skills
