Overview As a Cost Segregation Manager, you lead a growing practice within our Forensic & Valuation Services. You will oversee diverse engagements, guide client success, and mentor team members while partnering with other service lines to deliver real estate solutions. You act as the trusted advisor throughout engagements and contribute to strategic growth initiatives. This role offers significant client exposure, growth opportunities, and a chance to shape the Cost Segregation practice at Withum.

Responsibilities- Lead and manage a diverse portfolio of cost segregation engagements across various real estate assets
- Serve as primary client contact and trusted advisor throughout the engagement lifecycle
- Review and approve technical analyses, engineering reports, and deliverables for IRS compliance
- Oversee site inspections, cost analyses, and asset classification work by engagement teams
- Drive practice growth through business development, referrals, proposals, and cross-line collaboration
- Provide technical guidance and mentorship to supervisors, senior associates, and associates
- Manage client relationships and identify opportunities for additional advisory, tax, valuation, and real estate services
- Collaborate with partners on business development, proposals, and growth initiatives
- Participate in client presentations, networking events, and thought leadership activities
- Monitor engagement economics, budgets, staffing, and resource allocation
Key requirements- 8+ years in cost segregation, construction consulting, or related fields
- CPA, EA, CCSP, or other relevant certification is a plus
- Significant experience leading cost segregation engagements and advising on depreciation strategies
- Advanced knowledge of IRS cost segregation guidance, depreciation regulations, and related rulings
- Strong understanding of construction methodologies and property cost analysis
- Proven ability to manage multiple projects and client relationships
- Experience supporting business development and generating new client opportunities
- Knowledge of real estate valuation and appraisal methodologies
- Advanced proficiency with RS Means, Marshall & Swift, Planswift (or comparable) estimating software
- Excellent leadership, communication, and project management skills
- Strong Excel and data analysis capabilities
