Regional Property Manager - Affordable portfolio

Overview

You lead operations across multiple assets, driving best-in-class performance and servant leadership to owners and residents. You'll own asset takeover after close, optimize operations with PM software, and guide budgets and capital plans. Collaborating with regional teams, you implement cost controls, vendor management, and marketing strategies to grow NOI. Responsibilities
  • Own takeover and post-close operations for assets
  • Promote operational efficiency and train on property management platforms (Resman, Coupa)
  • Develop annual operating budgets, revenue forecasts, and capex plans
  • Provide operational support and training to Property Managers; review financials and occupancy forecasts
  • Coordinate with regional leaders on best practices and vendor relationships
  • Assist in capital improvements and contract approvals for large projects
  • Monitor customer service quality, inspections, and property appearance
  • Conduct quarterly RM audits and ensure accurate financial reporting and closeouts
  • Support marketing strategies to generate rentals
  • Ensure leasing effectiveness, showings, and tenant move-ins
  • Address resident complaints promptly and effectively
  • Ensure staff performance through training, coaching, and HR coordination
  • Review timesheets, leave, and labor compliance
  • Support cross-functional collaboration to achieve NOI goals
Key requirements
  • 5-7 years of 3rd party property management experience at sites with affordable programs (LIHTC, PFC, PBV)
  • 2+ years as a 3rd party multi-site or area manager
  • Bachelor's degree from a 4-year accredited university
  • Laptop for work
  • Experience with budget/forecasting and capital projects
  • Knowledge of project-based affordable housing programs
  • Strong leadership and people-management abilities
  • Compliance with company training benchmarks
