Overview In this role, you will lead preconstruction and estimating for commercial projects within a general contracting context. You'll shape scope, schedule and budget by collaborating with owners, designers and internal teams to achieve competitive, profitable outcomes. You drive constructability reviews, value engineering and bid strategies to optimize cost and delivery. This is a hands-on, leadership role with a focus on building robust cost models and winning proposals.

Responsibilities- Lead the preconstruction process from conceptual estimating to final pricing
- Develop detailed cost estimates, budgets and models using data, takeoffs and unit pricing
- Coordinate with owners, architects and internal teams for constructability reviews and scope development
- Prepare bid strategies, proposals and responses to RFPs, and negotiate clarifications
- Qualify and evaluate subcontractors and suppliers; create scopes of work and prequalification questionnaires
- Identify risks and opportunities; recommend cost/schedule/constructability optimizations
- Create preliminary schedules and phasing with project teams
- Mentor estimating staff and ensure accuracy and adherence to standards
- Maintain estimating databases, takeoff standards, cost libraries and bid templates
- Support business development with preconstruction input and lessons learned
Key requirements- 5+ years in preconstruction and estimating for a commercial GC
- Ability to translate drawings/specs into scope and cost across conceptual to detailed estimates
- Hands-on experience with PlanSwift, Bluebeam, Procore/Construction OS, RSMeans and MS Office
- Strong knowledge of commercial construction means, methods and subcontractor markets
- Excellent communication, negotiation and client-facing skills with a track record of relationships
- Demonstrated leadership and mentoring of junior estimators
- Familiarity with Design-Bid-Build, Design-Build, CMAR delivery methods and procurement strategies
- Certifications such as LEED, CCM or CMAA are a plus
