Overview In this role you lead preconstruction efforts for commercial projects from concept through GMP or bid, shaping strategy and deliverables. You'll guide cross-functional teams, coordinate with design and clients, and manage risks to keep costs, schedules, and scope on target. You'll work closely with stakeholders to articulate project value and drive early decisions that impact constructability and budget. Responsibilities- Lead preconstruction teams and align strategy with client goals
- Plan and manage preconstruction activities, milestones, and deliverables
- Develop and manage project schedules across design, estimating, procurement, and construction
- Oversee estimating efforts and ensure clear assumptions and budget alignment
- Support subcontractor engagement, prequalification, and bid participation
- Serve as primary liaison with design teams to ensure constructability and cost alignment
- Lead client meetings, communicate progress, and build strong relationships
- Assist with contracts and early project coordination including permitting and utilities
- Deliver key preconstruction outputs (estimates, schedules, GMP documents)
- Collaborate with construction teams to ensure practical, safe plans
- Mentor and develop preconstruction/estimating team members
- Support project turnover and risk resolution during construction
Key requirements- Experience leading preconstruction on commercial projects from concept through GMP or bid
