Managing Director - Conceptual Construction

Overview

In this role, you lead the Conceptual Construction group as Owner's representative across preconstruction, design management, and contract negotiations for data center projects. You work with cross-functional teams to shape master plans, budgets, and schedules, ensuring compliance and high standards. You will support business development and client presentations, strengthening relationships with owners, lenders, and authorities. You drive innovative approaches in design and negotiation, underpinned by a commitment to integrity and leadership principles.

Responsibilities
  • Oversee consultant selection and contract negotiations
  • Lead site master planning, design management, and budget/schedule oversight
  • Prepare and review cost estimates and budgets; monitor budget updates
  • Support construction management and design teams on site
  • Assist in new business development and marketing to equity partners/clients
  • Coordinate preconstruction activities with development team and ensure compliance with laws and Hines standards
  • Interface with owners, lenders, authorities, and internal stakeholders
  • Review drawings/specifications and participate in technology initiatives for the group
  • Travel and work extended hours as needed
Key requirements
  • Bachelor's degree in a related field
  • 10+ years of construction experience with a focus on data center projects (powered shell and full data center buildout preferred)
  • Experience in commercial/office, residential, industrial, or tenant improvement projects
  • Strong ability to read/interprete construction drawings and specifications
  • Proven budget, scheduling and contract management capabilities
  • Excellent verbal and written communication skills; proficient in MS Word and Excel
  • Ability to manage multiple projects and lead design teams
  • Strong negotiation and dispute mediation skills
  • High integrity and alignment with leadership principles
  • Willingness to travel and work extended hours
