Overview In this role you will oversee all phases of onsite operations during lease-up and development, aiming to protect and enhance property value while maximizing residents' living experience. You will coordinate leasing, marketing, maintenance, finances, and risk management, working closely with cross-functional teams to hit occupancy and financial goals. Your leadership will shape opening and ongoing property performance, blending client-focused service with rigorous operational discipline. Responsibilities- Establish leasing benchmarks and a strategic marketing plan to reach occupancy goals during lease-up and stabilization.
- Plan grand opening events and build in-market partnerships to boost brand awareness.
- Analyze market trends and competition to adapt marketing strategies for competitiveness.
- Maintain a positive, professional, client-oriented attitude with team members, residents, clients, and the public.
- Drive improvements in community performance to meet or exceed financial and operational goals.
- Direct day-to-day activities across loss prevention, risk management, safety, maintenance, marketing, leasing, and facility upkeep.
- Develop working income for property operations by managing cash flow and leasing strategy.
- Prepare monthly financial statements and analyze variances; manage cash and receivables.
- Maintain accurate community records, ensure lease data accuracy, and input into management software.
- Coordinate revenue collection and documentation following lease obligations; oversee invoices for goods/services.
- Lead on-site maintenance, office staff, and leasing teams; supervise and develop the team.
- Manage resident relations including repairs, rent charges, lease issues, and other resident concerns.
- Participate in Cardinal U training and monitor team participation.
Key requirements- Four years' experience in property management
- Strong knowledge of leasing, marketing, construction, residential law, and resident relations
- Experience with property management software; Entrata preferred
- Microsoft Word, Excel, and Google platform proficiency
- Ability to analyze monthly financial statements and prepare budgets/forecasts
- Ability to identify deviations from financial plans and recommend actions
- Strong written and verbal communication skills
- Ability to work independently as a project leader and as part of a team
- Ability to manage remote/relational work and maintain accuracy and attention to detail
