Overview In this role, you contribute to Kroll's Real Estate Cost Segregation practice, delivering engineering-based cost studies to accelerate tax deductions and optimize after-tax real estate returns. You'll work with cross-functional teams to analyze construction costs, read drawings, and model financial scenarios, shaping findings for clients ranging from developers to investors. You'll engage directly with clients, manage data collection, and present results clearly. This is a hands-on position with growth, impact, and travel to site inspections as needed.

Responsibilities- Assist with preparing cost segregation studies for commercial real estate properties
- Review construction cost documentation, drawings, and surveys to classify assets for tax depreciation
- Support site inspections and property documentation
- Conduct industry, market, and competitor research
- Perform real estate market analysis using accepted approaches and theory
- Design financial models for discounted cash flow, property sales, and construction costs
- Gather data through client interactions including brokers and property managers
- Review industry surveys, benchmarks, and economic/demographic trends
- Prepare and present analysis results clearly and concisely
Key requirements- Bachelor level education in finance, accounting, architecture, engineering, economics or management (with finance/real estate concentration)
- Minimum 3 years of experience in real estate valuation, consulting, architecture, or engineering
- Ability to read and interpret construction drawings
- Appraisal license preferred or in process
- Strong analytical, verbal and written communication skills
- Ability to learn new tasks quickly and work under shifting priorities
