Overview

In this role you represent Transwestern on-site, overseeing lease administration and property operations. You will lead property staff, manage budgets and vendor contracts, and ensure compliance with policies and regulations. You coordinate construction and capital projects, align leasing and property management with client goals, and nurture strong tenant relationships. This position offers hands-on impact in a client-focused, entrepreneurial environment with a clear ownership mindset.

Responsibilities
  • Represent Transwestern professionally under the management agreement terms
  • Oversee lease administration and ensure policy/compliance adherence
  • Provide leadership to property staff including hiring and performance management
  • Develop annual property inspection programs and conduct regular inspections
  • Create operating and capital budgets, track variances, oversee CAM reconciliations
  • Bid, negotiate, and manage vendor contracts per TW/client procurement rules
  • Coordinate with owners and accounting for contract compliance and timely reporting
  • Supervise tenant/building construction work to meet client timelines
  • Participate in leasing/client meetings to align goals across teams
  • Foster positive relationships with tenants and internal/external clients
  • Coordinate training and development for team members
  • Handle additional duties assigned by senior leadership and client/ownership
Key requirements
  • Bachelor's degree in Business Management, Finance, Accounting, or related discipline
  • State Real Estate license required
  • CPM and/or RPA designations or in progress
  • Minimum 6 years of property management experience (commercial preferred)
  • Intermediate to advanced Microsoft Word and Excel proficiency
  • Outlook, Angus, MRI, Yardi or CTI proficiency preferred
  • Strong understanding of financial reports and budget variances
  • Ability to maintain confidentiality
  • Entrepreneurial mindset with strong communication skills
  • Ability to manage multiple projects and a heavy workload
  • Strong customer service orientation and leadership for team growth
