Responsibilities- Ensure portfolio and community performance against operational, financial, and business goals through inspections, reports, and action plans
- Collaborate with Community Managers to align on targets and performance
- Work with regional support services leaders to boost asset and team performance
- Own and implement local and national operational initiatives and oversee adoption of revised protocols
- Oversee budgets and ensure financial targets are met or exceeded
- Prepare and present regular property performance, financial, and market trend reports to ownership and senior management
- Foster responsive tenant relations and address concerns promptly
- Implement tenant retention programs to reduce turnover and vacancy
- Collaborate with leasing teams on marketing and occupancy strategies
- Oversee maintenance programs and regulatory compliance
- Ensure properties meet company and owner standards via site and safety inspections and capital requests as needed
- Implement preventative maintenance plans to extend asset life
- Stay current with applicable regulations and ensure compliance
- Identify and mitigate property management risks and secure appropriate insurance
- Conduct market research to identify opportunities and stay ahead of trends
Key requirements- Bachelor's/Master's degree in Business, Real Estate, or related fields (preferred)
- Proven leadership experience managing diverse properties
- Proficiency in property management software (Yardi and/or Real Page)
- Strong financial acumen and analytical skills
- Excellent communication and team management skills
- Deep knowledge of real estate laws, regulations, and market trends
- Ability to build and manage stakeholder relationships
- Minimum 3 years of relevant experience
- Real estate license in specific markets (required or preferred) and industry certifications (e.g., CPM, CAPS, CAM) preferred
