Overview In this role you lead on-site operations for two shopping-center properties, overseeing tenant relations, vendor management, and redevelopment efforts. You will implement standards, manage budgets, and guide teams to maximize productivity and profitability while upholding corporate standards. You'll play a key part in the ongoing Grossmont Center redevelopment and ensure operations stay solid during construction. Responsibilities- Lead on-site property personnel and maintain operational standards for two properties
- Manage service providers and vendors for daily operations including maintenance, landscaping, security, and energy management
- Conduct regular site inspections to ensure compliance and address issues promptly
- Oversee redevelopment activities at Grossmont Center, coordinating with owners, design and construction teams
- Develop proactive strategies to resolve operational and compliance challenges across properties
- Identify and manage capital projects, including budgeting, bidding, and execution
- Maintain positive tenant relations through regular meetings and issue resolution as primary contact
- Review and interpret engineering drawings for redevelopment support
- Bid contracts and capital purchases; hire and manage contractors for capital projects
- Develop and monitor annual operating budgets and quarterly forecasts; coordinate with finance for cash flow planning
- Assist with accounts receivable and invoice processing; ensure timely payments
- Track vendor insurance certificates and ensure reporting is up to date
- Prepare property reports (activity, variance, site inspections, roof and lighting) timely
- Collaborate with Marketing, Tenant Coordination, and community leaders to support events and landlord work
- Support Senior Director, Asset Management in financial and capital initiatives and strategic projects
- Complete other special projects as assigned
Key requirements- 8+ years in commercial real estate property management
- 5+ years in progressively responsible roles including P&L management and vendor contract oversight
- Bachelor's degree in business administration, real estate, or related field
- Experience managing multiple properties and redevelopment projects preferred
- Budgeting, expense monitoring, monthly financial reporting, and accounts payable experience
- Contract negotiation and oversight of maintenance projects
