Overview In this role you will lead procurement for trade goods and services, negotiating contracts and optimizing costs for residential projects. You will manage vendor relationships, bid processes, and value engineering to secure best prices while maintaining quality. You'll coordinate plan changes, oversee take-offs, and drive cost reductions across new and existing communities. This position offers impact by shaping supplier strategies and supporting sustainable, affordable homebuilding at scale.
Responsibilities- Provide feasibility costing and bid/new project contracting with regular re-bid cadence
- Conduct material take-offs and verify price requests for value engineering
- Bid, negotiate, and award residential purchasing contracts
- Create and maintain vendor database for new communities to enable bidding
- Pursue hard cost reductions while preserving supplier relationships and quality
- Deliver qualified trade partner resources below market cost
- Identify and implement new methods/materials to lower costs without compromising value
- Maintain and organize all vendor documents (plans, lists, community data)
- Coordinate plan changes with architectural teams and assess design changes for savings
- Supervise take-off processes for new and existing homes
- Prepare reports by collecting, analyzing, and summarizing trends
- Maintain continuity across corporate/division/local teams through clear actions and communications
- Manage and mentor direct reports
- Perform other duties as needed or assigned
Key requirements- Experience in residential construction purchasing and contracts (preferred)
