Overview

In this role you will lead development of land and building projects in the NY/NJ market, from entitlements through construction of ground-up industrial facilities. You will partner with internal teams and external consultants to drive timelines, budgets, and quality, ensuring on-time handoffs to operations. You'll shape projects by evaluating land, coordinating design and approvals, and leveraging lean practices to drive efficiency. This is a people-centric, high-impact position at a global leader shaping the future of logistics.

Responsibilities
  • Lead a team of consultants and contractors to achieve regional objectives
  • Develop, tender and manage projects ranging from $1M to $50M+ in development cost
  • Coordinate all facets of the development process, including land/building acquisitions evaluation
  • Hire and manage design professionals, consultants, and general contractors
  • Schedule, budget and plan real estate development projects; oversee AHJ approvals
  • Provide conceptual and pre-construction estimating; conduct on-site safety and progress inspections
  • Close out projects and hand off to operations; communicate status to stakeholders
  • Support build-to-suit or leasing RFP responses with site plans, specs, budgets and schedules
  • Lead regular development meetings and align with capital deployment for land pursuits
  • Monitor market trends, explore value engineering and design optimization to improve lifecycle costs
  • Participate in Prologis innovation initiatives and pursue lean construction opportunities
  • Build and strengthen relationships with jurisdictions, utilities, GC(s), and design consultants
Key requirements
  • 5+ years in industrial development, entitlements, design management, permitting, engineering, or construction
  • Proficiency with Bluebeam, MS Project, Google Earth, ACAD viewer (plus general Microsoft tools)
  • Ability to travel up to 20%
