Overview In this role you drive cross-functional preconstruction for Amazon facilities, guiding projects from site selection to design, permitting and contract execution. You partner with Real Estate, Design Engineering, Finance, and Construction to align scope, budget and schedule, ensuring a clean handoff to Construction. You work on fulfillment centers, sortation centers, and delivery stations, balancing design standards with operational needs. You'll influence project strategy, risk management, and sustainability while shaping early project decisions with senior stakeholders.

Responsibilities- Independently manage complex cross-functional preconstruction projects from site selection through design completion, permitting and contract execution
- Coordinate with Real Estate, Design Engineering, Entitlements, Construction, Finance, Launch/Startup, architects, engineers, permitting agencies, developers, and landlords to secure resources, set scope and milestones, and drive on-time delivery
- Lead site selection, validation, scope development, and design management with design teams to develop compliant site plans and floor plans
- Handle multiple concurrent large industrial projects across various locations
- Perform conceptual estimating and pricing reviews; negotiate cost of work with developers, GCs, and design consultants
- Own budget tracking, schedule management, and cashflow forecasting across projects
- Oversee vendor procurement and professional service providers to meet entitlement and project requirements
- Coordinate with AHJ for permitting, regulatory compliance, and approvals; understand zoning, fire code, and building code requirements
- Review design and construction contracts, exhibits, and lease agreements; analyze technical matters and deal structures
- Review reports including noise, traffic studies, and environmental assessments
- Partner with Transaction teams and developers to optimize entitlement strategy and long-lead procurement
- Drive timely decisions and escalate blockers to accelerate progress
- Prepare and present project status and risk reports; translate technical information for leadership and customers
- Identify and resolve upstream issues to enable a clean handoff to Construction Manager and support construction teams
- Champion Amazon safety programs and standards across project teams in preconstruction
- Optimize preconstruction processes and implement improvements to increase efficiency and delivery
- Pursue sustainable, environmentally responsible solutions in line with Amazon building practices
- Represent GES NA Design & Construction as owner during preconstruction, guiding design, permitting, and bidding decisions
- Support ongoing preconstruction expertise to Construction Manager during active projects
Key requirements- Bachelor's degree in Architecture, Construction Management, Engineering, or a related field
- 5+ years of experience as Architect, Engineer, Construction Manager, Development Manager, Owner's Project Management Representative, or related construction discipline
- 5+ years of project management experience from design through implementation and operation, including negotiating contracts
- Experience in packaging, processing, or logistics facilities with complex equipment or equivalent experience
- Ability to travel up to 60% within assigned regions
