Utility Project Manager / Due Diligence - EV Construction (West Coast)

In this role you lead the PreConstruction team on the West Coast, overseeing comprehensive technical and legal vetting of potential real estate assets for lease and tenant build-out. You translate site data into actionable feasibility insights and drive risk-informed go/no-go decisions. You collaborate with Real Estate and Transaction Management to ensure alignment between site conditions and client requirements, while navigating regulatory and environmental considerations. • Technical asset evaluation & feasibility analysis (structural, MEP, site utility infrastructure)
• Feasibility reporting with clear cost drivers and schedule impacts
• Assess build-out compatibility with client prototypes or use-cases
• Regulatory & entitlement oversight including zoning, variances, and permits
• Environmental & legal compliance oversight (ALTA, title commitments, Phase I/II ESA)
• Lease work letter negotiation coordination (Landlord/Tenant Work)
• Financial safeguards checks on TI allowances against site conditions
• Strategic vendor management and QA of consultant deliverables
• Adherence to SOX controls where applicable

• Bachelor's degree in construction management, engineering, architecture, or related field
• West Coast location and West Coast hours
• 3-5 years' experience with nationwide utility new service applications
• Experience with utility GIS databases
• EV infrastructure exposure beneficial
• Strong organizational and communication skills
• Proficiency in Excel, Word, PowerPoint, Outlook, and Procore
• Experience with dashboard tools such as Power BI or Smartsheet is a plus
• Ability to manage multiple priorities and travel as needed
• Knowledge of EV systems, charging infrastructure, or fleet operations
