Responsibilities- Lead the preconstruction process and establish project-specific plans, milestones, and decision requirements
- Evaluate requirements, delivery method, site conditions, permits, and market capacity to shape approach
- Coordinate with Solution Architect, Engineering, Operations, Procurement, Estimating, Scheduling, and field leadership to ensure alignment
- Provide construction perspective during development, perform constructability reviews, and resolve design gaps
- Participate in value-engineering and design-to-budget discussions
- Develop estimating and bid-package strategy; collaborate with estimating and procurement on bid packages and subcontractor selection
- Review budgets and contingencies; support reconciliation, scope leveling, and cost-risk recommendations
- Develop construction sequence, phasing, logistics, and procurement needs; translate into detailed CPM schedule with scheduler
- Maintain risk registers and lead preconstruction meetings; present approach, budget, schedule, risks, and decisions to stakeholders
- Establish construction-readiness criteria and lead formal turnover to Construction Project Manager and field team
- Capture lessons learned and improve preconstruction standards and templates
Key requirements- Eight or more years of progressively responsible construction experience (general contracting, design-build, EPC, CM, or preconstruction)
- Strong construction judgment and experience leading constructability reviews and design input
- Ability to read and translate drawings, specs, contracts, and schedules into construction requirements
- Knowledge of conceptual estimating, bid leveling, value engineering, contingencies, and cost-risk analysis
- Working knowledge of CPM scheduling and sequence development; not required to be the detailed scheduler
- Proven ability to lead across functions and manage stakeholder relationships
- Experience with public sector, infrastructure, or occupied-facility retrofit work beneficial
- Experience with Design-Build, EPC/EPCM, CMAR, Procore, Bluebeam, P6, MS Project, and estimating systems preferred
