Cost Manager - Commercial Real Estate Construction

Overview

In this Cost Manager role, you will lead cost planning and commercial oversight for a portfolio of construction projects. You will work within the Commercial Real Estate team to drive cost control, risk management, and value-focused decisions that support project outcomes. You will engage with clients, vendors, and multidisciplinary teams to review estimates, manage budgets, and implement cost models. Your work will help scale cost intelligence and support decision-making with data-driven insights.

Responsibilities
  • Advise on strategies, prequalify vendors, evaluate proposals, and chair bid interviews; manage appointment process.
  • Develop and review project estimates, present to client, and offer value engineering and risk assessments.
  • Lead cost reporting: establish schedules, review forecasts, budgets, and risk registers; convene project team and vendor meetings.
  • Oversee cost control: assess payment applications, advise on entitlements, review change orders, and resolve contractual disputes.
  • Coordinate invoicing, benchmark performance, and manage final accounting and post-contract audits.
  • Conduct post-contract reviews to capture lessons and develop training materials; establish handover procedures.
  • Utilize Bid Analysis Sheets, Change Control Forms, Cost Estimating Software, and Take-off Software.
  • Support SOX controls where applicable and contribute to AI-enabled cost modeling and scalable cost intelligence platforms.
  • Collaborate with clients and technical teams to align scope, cost, and delivery strategy; provide data-driven recommendations.
  • Mentor team members and drive continuous improvement.
Key requirements
  • Bachelor in Construction Management
  • Minimum 3-5 years in cost management within construction
  • RICS accreditation or working toward it is valuable
  • Experience supporting cost management on medium to large construction projects
  • Construction consultancy experience strongly preferred
  • Strong knowledge of procurement routes, value management, and value engineering
